Bidding Instructions for Sheriff Sales

  • The bidder must beat the seller's upset price.
  • If the bidder is the successful buyer, the ALL taxes, any municipal liens, Sheriff's costs, attorney's fees, plus 2% poundage and a 2% transfer tax fee will be paid from the bid amount.
  • The buyer MUST have 10% down at the time of the sale.
  • The buyer MUST have the balance due paid within 30 days or they lose their down payment amount.
  • After balance due is paid, the deed is filed.
